What Brick Pointing Is and Why NYC Buildings Need It
The mortar between bricks is not permanent. In NYC's climate — with freeze-thaw cycling from November through March, summer humidity, and acid rain — mortar typically needs replacement every 25–30 years. Many pre-war buildings in Brooklyn, the Bronx, and Queens have mortar well past that mark.
When mortar fails, water enters the wall. In winter, that water freezes and expands inside the brick, fracturing it from the inside out. You see water stains, peeling paint, efflorescence, and eventually mold. Externally, bricks begin to spall and fall — triggering DOB violations.
The most important thing about NYC brick pointing: using the wrong mortar type causes more damage than leaving failed mortar alone. Pre-1930 NYC buildings were built with soft brick and lime-based mortar. Pointing them with modern Portland cement forces water into the brick instead of through the joint, cracking the brick from within. We always use the correct mortar type for your building's age.
NYC Permit Requirements
The NYC Landmarks Preservation Commission (LPC) requires that mortar on landmarked and landmark-district properties matches the original in color, texture, and composition. Curing must occur above 45°F for a minimum of 72 hours. Failing to meet these standards results in failed LPC inspections and stop-work orders.
LPC Rule: Any repointing on an individual landmark or in a designated historic district requires LPC approval before work begins. We check every property address and handle all LPC applications in-house.
Our Brick Pointing Process
- Full visual inspection of all mortar joints — front, side, rear, and parapet
- Identify mortar type: NHL for pre-1930, Type S or N Portland for modern buildings
- For landmark properties: prepare mortar mockup samples for LPC approval before full application
- Remove deteriorated mortar to minimum 3/4 inch depth using angle grinders and hand chisels — never saws
- Clean joints thoroughly before application
- Pack new mortar in layers, tool joints to match original profile
- Damp-cure for 72 hours minimum to meet NYC standards
- Final inspection and client walkthrough before scaffold removal
