Under 1 RCNY §103-15, every parapet wall facing a public sidewalk in NYC needs an annual inspection. We inspect, repair, document, and file with DOB directly so you're covered well before the December 31st deadline instead of scrambling at the last minute.

Window Lintel Replacement

Rusting steel lintels expand and crack bricks within walls, leaving a stair-step pattern above windows. A common DOB violation in historical brick buildings across the Bronx and Queens. We swap them out for hot-dip galvanized iron angle lintels

Retaining Walls

We use brick, natural stone, or concrete blocks to build walls that hold the grade and NYC soil. Walls that are over 4 feet high require a DOB permit, and we pull it. Frost footings and drainage are included in every wall we construct.

Coping Stones

The coping is what caps a parapet or retaining wall and channels water from the wall face. When it's missing or failing, that's usually the real reason a parapet is letting water in. We install capping in bluestone, limestone, or precast concrete.

It depends on scope. Minor repointing on non-landmark properties generally does not require a DOB permit. Scaffold above 40 feet requires a permit. Parapet work, lintel replacement, and facade work on multi-family buildings typically require DOB permits. Landmark properties always require LPC approval before work begins. Under 1 RCNY §103-15, all parapet walls facing public sidewalks must be visually inspected every calendar year. Hazardous conditions must be corrected within 90 days and the public must be protected immediately with netting or a sidewalk shed when a hazard is present. The annual compliance deadline is December 31st.
Properly applied pointing using the correct mortar mix lasts 25–30 years in NYC conditions. Using the wrong mortar — typically Portland cement on pre-war buildings where the brick is softer than the mortar — can cause pointing to fail in 5–10 years and damage surrounding brickwork. We always specify and use the correct mortar type for your building's age.
Our standard terms are 50% deposit before work begins and 50% due on the final day of project completion. For larger or more complex commercial projects, a customized payment schedule can be arranged at the time of contract. We do not defer final payment beyond completion day.
